If you are the Listing Realtor:

• Fax the contract and legal  description to (740) 345-9826.
• Back title (we need to know before ordering the exam) for reissue.
• The property address (or amount of acreage) being sold.
• Sellers names and marital status.  Advise if there is a pending divorce or an estate situation.
• Payoff information such as lender name, account number, social security numbers (almost all payoff requires this information), and telephone number if available.
• Is there a second mortgage with credit cards and checks?
• Verify commission.
• Inspections (ordered and/or received yet).
• Photo ID for all parties involved in the transaction.

If you are the Selling Agent:

• Provide expected closing date.
• Who is providing financing and has the loan been approved?
• Give buyers names and marital status.
• Insurance information for new buyers (agent name and phone number is helpful).
• Photo ID for all parties involved in the transaction.

Buyers Should Bring These Items to the Closing:

• Photo ID for all parties involved in the transaction.
• Cashier's check payable to Ambassador Title Agency, Inc.
• An original declarations page of hazard insurance (and a flood insurance application if applicable) accompanied by a paid receipt(s).
• Any conditions required by Lender on final closing instructions will be collected at the table.
