If you are in need of title/settlement services, or would simply like to give
us settlement info on a closing coming up soon, here
are some of the questions to be answered and items we need in order to assist in

- Are you represented by a realtor associate? If so, please
provide contact information.
- Is this a cash transaction, or have you been advised that the buyer
will seek a loan?
- Who is the lender?
- Have you been advised that the loan is approved?
- Do you have a signed contract? If so, we will need a copy.
- What are the name(s) of the current owner(s)...?
- Are you selling all of the property described on the current warranty deed,
or is this a "new split"? If so, has the split been
approved at the regional planning department in the county
administration building?
- Do you have an owners title insurance policy? (If so, it may
qualify for reduced rates on title insurance.) Please provide a
copy of the policy issued at time of purchase.
- Has your marital status changed recently?
- If there is a recent divorce, please contact us...
- Would you prefer to sign off on your documents privately?
- If your divorce has been complete for some time, was a
quit-claim deed signed and recorded by your former spouse?
- Are you currently making mortgage payments to a lender; if so,
please provide us with the following:
- Lender Name / Address / Telephone number
- Account Number on payment coupon / monthly invoice
- Do you have an escrow account?
- Your social security number (may be needed to access your payoff
information).
- Do you have an equity line of credit or other second mortgage?
- Lender Name / Address / Telephone number
- Account Number

- If you are aware of any outstanding judgments / tax or mechanics
liens, please contact us prior to ordering title work and / or closing
to discuss the matter further.
- Are you using a Power-of-Attorney to sign on behalf of another
party? Call us prior to closing for review, please...
- Copy of your warranty deed / legal description for transfer.
